Read this page before relying on a verification. ProveHome does NOT certify
legal ownership of a property and is NOT responsible for fraud.
The verification is an additional informational tool, it does not replace standard legal protections.
What ProveHome does
ProveHome is a verification service that matches a phone number declared by the owner of a property
with physical proof that the person has access to the letterbox at that address
(via a paper letter with a one-time code, delivered physically). When a tenant verifies
a listing, ProveHome contacts the certified owner and requests a direct confirmation — whose
response is shown to the tenant transparently.
What ProveHome does NOT do
- Does not certify legal ownership of the property. The letter only proves that
whoever physically receives it has access to that letterbox — not that they are the legitimate owner,
authorised tenant, or holder of any real right over the property.
- Does not verify the identity of the advertiser beyond the phone-address match.
Does not check identity documents, tax codes, title deeds, contracts, or licences.
- Does not guarantee that the transaction you are making is legitimate, fair or safe.
A "positive verification" means only: the phone number and address in the listing are paired to an
owner who received and activated the physical letter.
- Does not protect against every form of fraud. There are scenarios where a real
owner may still act dishonestly, or an advertiser may be an intermediary not authorised by the
owner themselves.
- Does not replace a written contract, an estate agent, a notary,
an insurance agency, or any standard legal protection.
Liability limitations
The ProveHome service is provided "as is", without express or implied warranties.
ProveHome will not be liable for:
- Financial losses suffered as a result of transactions between you and an advertiser, even if
certified on our service.
- Direct, indirect, incidental, or consequential damages arising from use, inability to use, or
reliance on the result of a verification.
- Errors, delays, or failed delivery of the physical letter by the postal courier.
- Temporary unavailability of the service, technical errors, or data loss.
- Decisions you make based on the outcome of a verification.
Best practices before paying a deposit
Even with a positive verification, always apply basic checks:
- Request identity documents and land registry records before transferring money.
- Prefer traceable payments (SEPA bank transfer with a precise reference) and never cash.
- Sign a written contract with full details of the property and the owner.
- For large sums or complex negotiations, involve a registered estate agent or notary.
- If the advertiser pressures you for immediate payment without an inspection or registry check, that is already a red flag — regardless of a positive verification.
Privacy and personal data
The data collected (email, phone, property address) is processed in accordance with the GDPR
(EU Regulation 2016/679) and the Dutch Uitvoeringswet AVG. The phone number of the tenant conducting
a verification is never shown to the owner, and vice versa. Data is encrypted end-to-end in

Jurisdiction and applicable law
ProveHome is operated by a company under Dutch law (Netherlands). For any legal dispute
arising from the use of the service, the exclusive competent court is that of Amsterdam,
Netherlands. The applicable law is Dutch law and European Union law.
Changes to the terms
ProveHome reserves the right to modify these terms at any time. Changes will take effect
from the date of publication on this page. By continuing to use the service after a change,
you accept the new terms.
